1). What is the amount I have to pay for customer registration?

You have to pay an amount of 10,000 for customer registration, once the customer registration is done, you can see everything online by using your username and password.once the customer pays 10,000 rupees he will be moved into cust intventry.

(Note : Once Customer is moved into Build Inventory login credentials will be given to Him)

2). what is the amount I have to pay for me to move into build inventory?

If the house cost is 10, 00,000 (ten lakhs) than you have to pay 20% to move into build inventory. . You have to Pay Rupees 2,00,000/- to move into build inventory for each house.( I.e in words two lakhs rupees only.)

3) why should I pay 20% of amount to be part of build inventory ?

Once you pay 20% of the amount you will be in the part of Build Inventory. Once you are part of Build Inventory there will not be any fluctuations in the house price.

4). When should I pay 20% of amount to be part of build inventory?

You should pay 20% of amount against your house before 2 months of your house foundation. Ones you pay 20% of amount, he will be part of build inventory. . Let us suppose the Total cost of the house is 10,00,000. Out of which you have to pay 20% of total house cost as advance(to be part of build inventory) before 2 months of our foundation.
i.e. you have to pay 20% of 10,00,000 = 200,000/-
balance amount at to be paid will be 10,00,000 – 2,00,000 = 8,00,000/-

5). How much amount of payments should be made at the time of foundation?

At the time of Foundation you should make 25% of the balance amount.
Let us suppose the Total cost of the house = 10,00,000.
amount paid to be part of build inventory before 2 months of foundation = 2,00,000/-
Now the balance amount need to be paid is considered as 100%, i.e. 8,00,000 is considered as 100%, now out of 8,00,000, you have to make 25% towards Foundation.
i.e. you have to pay 25% of 8,00,000 at the time of Foundation = 2,00,000/-
balance amount at to be paid will be 8,00,000 – 200,000 = 6,00,000.

6). What is the payment to be made to SESRITHA TECHNOLOGIES at the time of Super Structure?

At the time of Super Structure you should make 45% of the balance amount.
Let us suppose the Total cost of the house = 10,00,000.
amount paid to be part of build inventory before 2 months of foundation = 2,00,000
Advance paid at the time of foundation = 2,00,000/-
Now the balance amount need to be paid is considered as 100%, i.e. 6,00,000 is considered as 100%, now out of 6,00,000, you have to make 45% towards Super Structure.
i.e. you have to pay 45% of 6,00,000 at the time of Super Structure = 2,70,000/-
balance amount at to be paid will be 6,00,000 – 2,70,000 = 3,30,000/-

7). What is the payment to be made at the time of flooring?

At the time of Flooring you should make 25% of the balance amount.
Let us suppose the Total cost of the house = 10,00,000.
amount paid to be part of build inventory before 2 months of foundation = 2,00,000
Advance paid at the time of foundation = 2,00,000/-
Advance paid at the time of Super Structure = 2,70,000/-
Now the balance amount need to be paid is considered as 100%, i.e. 3,30,000 is considered as 100%, now out of 3,30,000, you have to make 25% towards Flooring.
i.e. you have to pay 25% of 3,30,000 at the time of Flooring = 82,500/-
balance amount at to be paid will be 3,30,000 - 82,500 = 2,47,500/-

8). What is the payment to be made at the time of Painting & Testing?

At the time of Painting & Testing you should make 50% of the balance amount.
Let us suppose the Total cost of the house = 10,00,000.
amount paid to be part of build inventory before 2 months of foundation = 2,00,000
Advance paid at the time of foundation = 2,00,000/-
Advance paid at the time of Super Structure = 2,70,000/-
Advance paid at the time of Flooring = 82,500/-
Now the balance amount need to be paid is considered as 100%, i.e. 2,47,500 is considered as 100%, now out of 2,47,500 you have to make 50% towards Painting & Testing.
i.e. you have to pay 50% of 2,47,500 at the time of painting & testing

9). What is the payment to be made at the time of Possession of house?

At the time of Possession of House you should make 100% of the balance amount.
Let us suppose the Total cost of the house = 10,00,000.
amount paid to be part of build inventory before 2 months of foundation = 2,00,000
Advance paid at the time of foundation = 2,00,000/-
Advance paid at the time of Super Structure = 2,70,000/-
Advance paid at the time of Flooring = = 82,500/-
Advance paid at the time of Painting & Testing = 1,23,750/-
Now the balance amount need to be paid is considered as 100%, i.e. 1,23,750 is considered as 100%, now out of 1,23,750 you have to make 100% towards Possession of your House.
i.e. you have to pay 100% of 1,23,750 at the time of Possession of your House = 1,23,750/-

10). Under whose scope the registration charges fall?

Registration Charges will fall into the scope of Customer who is buying the house.

11). What is the mode of payment to Sesritha technologies for to buy a house?

All the payments should be made in the name of "M/S. SESRITHA TECHNOLOGIES" through cheque/DD/wire transfer only and on the original receipt (duly stamped and signed) should be collected by the customer without fail.

12). What about any levies imposed by State/Central Government and by local authorities? Who will pay those levies?

Any levies like
Registration Fee
Stamp duty
Sales tax (VAT)
Service Tax
TDS
And any levies imposed by State Government / Central Government and local authorities are extra and shall be borne by the customer as applicable at the time of registration of the sale deed.
In case of any increase in the rate of said taxes during the construction period and before handing over of the possession of house, the same shell be levied and difference amount if any shell be borne by the customer only.

13). Will the booking be deemed on the part payment of the advance amount?

Booking of the property/house will not be deemed till the entire booking advance amount is remitted.

14). Will there be any chance of change in house price?

The house price mentioned might change without any prior notice.

15) where can I see the latest house cost?

the latest house cost can be seen in the customer application.

16) will there be any fluctuation in house cost once I am moved into build inventory?

there will not be any fluctuation in house price once your moved into build inventory.

17) What if I cancel by booking for some reason?

In case of cancellation of booking due to any reason, an amount of 25% of the total paid will be deducted and the balance amount will be refunded only after getting an alternate customer for the same property.

21) Is this GERMAN TECHNOLOGY house earth quack resistant?

Yes, GERMAN TECNOLOGY house is 3 to 4 times better resistant to earthquakes compared to conventional house.

22). Will there be any seepage Problem in GERMAN TECHNOLOGY house?

24). What is the difference in Useful carpet area as percentage of Plinth area?

In normal conventional construction useful carpet area as percentage of plinth area is 83.5% where with our technology it is 87.5%. With this technology we can efficiently utilize of land for useful living space.

25). What is the advantage of concrete wall (Shear wall) compared to brick wall?

Concrete wall is 3 to 4 times stronger than brick wall and it is highly durable.

26). Is the steel used in GERMAN Technology is more compared to conventional housing?

Yes, the steel used in GERMAN Technology is more compared to conventional construction because the steel is used in shear wall and also in foundation retaining walls.

27). Is there any advantage of using steel in shear walls and in foundation retaining walls?

Yes it is very advantageous because the structure becomes very strong, highly durable, more resistant towards earthquakes and also resistence towards other natural calamities.

28). What is shear wall?

In structural engineering, a shear wall is a structural system composed of braced panels (also known as shear panels) to counter the effects of lateral load acting on a structure. Wind and seismic loads are the most common loads that shear walls are designed to carry

29). Is this house storm Resistant?

Yes, this house is better storm resistant compared to conventional house.

30). What is the difference in strength between Red Brick and Concrete?

This house is 3 to 4 times stronger than conventional construction. Normal compressive strength of brick is 75N/cm2 and for concrete , the strength is 350 to 400N/cm2 after 21 days curing.

31). will you overcome Security problems?

CC cameras will be installed in all necessary junctions and also at the main gate of the campus.

32). Your project is away from city, how do you justify?

As the price of lands are less in the outskirts, we are preferring to build in these regions to reduce our customers initial investment on the house, as we are building multiple houses in same locations because of fast development , appreciation on your investment will be very high compared to the land inside the city or in other locations.

33). How the appreciation will be, if I take this property and how do you justify?

Appreciation will be very fast on your investment , if you are going to invest in our project. The site cost in this area is very less compared to the other areas where the houses are already built , as we are building multiple houses at a time in this region, because of fast development in this area the land appreciation will happen very fast and in return this will increase your property cost.
